These two houses were custom designed for a speculative builder/developer in prestigious Montecito, outside of Santa Barbara, California. Sited on a half-acre site with giant eucalyptus, both houses have fantastic views of the Pacific Ocean and the Santa Barbara Channel Islands. Critically reviewed by the local architectural review board, the house needed to respond to two local Spanish Colonial masterpieces up the street, one of them by the famous turn-of-the-century architect George Washington Smith. Having both sold prior to completion of construction the development was assured of success in an environment that is both antigrowth and stringent in its architectural review policy. Both houses were designed by Anthony Frausto-Robledo who, at the time, was also managing the small Santa Barbara office and a staff of four while the firm moved to a new office in Ventura, California. |

The house is approximately 3000 square feet. There are two bedrooms on the lower floor and a generous master suite on the second. The living room, dining hall, kitchen and family room all have views to the Pacific Ocean, as does the master suite. Floors are red spanish tiles and white wool, berber carpet. |
